Kirk Mancill is the best realtor you can find! 2024 threw a lot of curve balls at us homebuyers. It was so tough to find something we liked, but thanks to Kirk’s fantastic work, we successfully closed our house just before Thanksgiving. When we first started looking, we didn’t want to go with the first realtor Zillow or Realtor.com scheduled us with. We went to several open houses of homes surrounding the neighborhood we wanted to live in, considering similar prices and all. We met Kirk during one of these and decided to work with him because he was the most knowledgeable about the market, negotiation process, and had clear action items in his follow-ups. We were already impressed. During our home-viewing process, he was SO thorough and meticulous. He prepared printouts of all the homes we looked at, told us pros and cons of the home, the location, what to look out for, etc. When we found THE ONE, the negotiations were tough, but he was with us every step of the way. Kirk not only informed us about the actions needed, but provided helpful recommendations of HVAC companies, plumbing, roofing, etc. and got us the best quotes for repairs. We ended up getting a few grand in discounts because of him. He even crawled into the attic space to look at the HVAC system with our technician to make sure he could explain to us what was wrong with it. Overall, we couldn’t be happier with Kirk’s performance, and have recommended him to several friends who are in the market. Get yourself a Kirk! Kirk Mancill was a fantastic listing agent. He helped me renovate and sell my small condo in NW Austin. I live several hours away from Austin, so Kirk helped find local contractors to work on the property and checked their progress. Kirk’s own help went way above and beyond, as he offered to pick up local shipments from Lowe’s, did much of the cleaning himself, and staged the property using his own resources. Kirk also helped me navigate through numerous challenges that the sale ran into, including a tenacious odor left by the renter, nearly impossible-to-find external water shutoffs, and a last-minute change of title companies. I would like to share the very positive experience we had with Kirk Mancill. My wife and I were looking for a 55 and over community in the Texas hill country. We were moving from California and not very familiar with the area. Kirk did all the leg work and found several communities for us to look at. We decided on moving to Kissing Tree in San Marcos. Kirk has been involved with every step of the process. Kirk drove an hour each way every other week to take pictures of the progress. Kirk is also knowledgeable in construction and has been extremely helpful in pointing out things as the construction moves forward.

Kirk Mancill is an excellent real estate agent/broker. He is professional, hard working, meticulous, absolutely trustworthy, and a complete delight to work with. There is not an ounce of hustle in him. He presented the facts, and we made the decisions with no pressure. I had never met him, but upon the recommendation of a friend, my wife hired him to find a house that we eventually purchased in June 2012. I was so impressed with him, we hired him to sell our previous home. If he represents you on a purchase, he will only charge a 2% commission on the sale (5% if the other party is represented by an agent). In my deal, the buyer was unrepresented and my total sale commission costs were 2%. I have seen few professionals who have worked so hard to earn their fee/commissions, and delivered such great value.

I can’t say enough nice things about Kirk Mancill. He recently helped my son purchase his first home, and his attention to detail was beyond compare. It didn’t matter that this wasn’t the most expensive house on the market (by far), Kirk gave us 100% of his time and attention, and promptly answered all of our questions. He saved us countless time and effort by handling things before we could even ask, making arrangements for and meeting with inspectors and engineers, and working with the title company. He knew the answers to every question we had, and made suggestions along the way that were in out best interest and saved us untold time and money.
